Apple Realty Rental Process

Income & Credit Requirements
Our rental policy is designed to help keep your monthly rent manageable and support your financial stability. Ideally, your rent should not surpass 30% of your income, with an optimal threshold set at 25% or lower. The specific rent and deposit amounts for each property are clearly outlined on the listing pages for transparency.
While perfect credit isn't a prerequisite for tenancy, applicants with credit scores below 650 will be asked to provide a higher security deposit.
The Application
Once you've decided you'd like to rent one of our properties, step one is to fill out and turn in an application. Every adult staying in the home will be listed on the lease and will have to submit an indivdual application. See application for further details.
Background Check
After we receive your application, the background check process will be initiated by email. We utilize a third-party service to perform a thorough check on credit, criminal background, rental history, and income verification. The non-refundable fee for this service is $39.95 (per-person), payable directly to the company. Upon initiation of the background check, you will receive an email containing a link to begin the process and make the payment.

Security Deposit
If you pass the background check, then it's time for you to pay the security deposit.
Please note that the security deposit will be refunded if your application is denied. However, it is non-refundable in any other circumstance, including if you withdraw your application or change your mind.
How Long Does It Take?
The whole process usually takes a few days—please allow 3 business days before checking on your application. (It may take longer, if your references are not responsive.)
Someone from Apple Realty will let you know whether or not you've been approved.
Before You Can Move In
Once you are approved, we'll prepare the lease paperwork and get it ready for you to sign. After you have signed the lease, go ahead and arrange for the utilities to be transferred into your name and ensure you obtain a receipt.
Before we give you the keys, here's what we'll need:
- 1st month's rent payment (No personal checks—instant & secure funds only) We require a full 30 days rent at lease start. Your 2nd month will be prorated. After you move in, all rent is due on the first.
- Paid utility receipts showing your name, property address & utility activation date (E-mail to the office)
- Copy of Renters Insurance declaration with Apple Realty named as "party of interest" OR "additional interest" OR "additional interested party"
After we get these from you—you're free to move in on the lease start date!
Application Denied
If your application is denied, someone from Apple Realty will get in touch to discuss the return of security deposit, and the details of the application.
